Just like everything else in Real Estate the world of title insurance companies has changed as well. It used to be that after you negotiated a deal to purchase real estate it was a simple task to turn over a deal to the title company and rest assured that the deal will get closed easily. Those days are gone. Title insurance companies are dropping like flies and you need to have a high quality trust worthy title insurance company to work out for your deal and make sure that the deal gets closed. There are fewer and better in the entire city then Jim Sanderson of City title. When you’re dealing with Jim you’re dealing with the owner and you will get top notch service. But, It gets better. Jim is going to educate you as to what you need to know about title insurance in the new real estate world. Just like any other business title insurers are trying to transfer more of their risk to you and less to themselves. In addition to that you enter into the world of HUD repos, foreclosures, and strange deals that are popping up everywhere you need to understand what kind of risk you are really taking when you purchase some of these properties.

UNDERSTANDING HOW TITLE INSURANCE WORKS IS CRITICAL TO YOUR SUCCESS…. Another part of the world of Real Estate Investors involves knowing when to run and knowing when to move forward. One of the first things that we always recommend any investor do is to get some sort of information in advance about whether a deal is worth pursuing i.e…… is the title clear?…… and is the person were dealing with have the authority to make a deal?  You need to have somebody on your team who is willing to work with you to ensure that you can reach your goal. You will have a unique opportunity at this meeting to meet an owner of a title insurance company who is been around “forever” and is an investor friendly title company. Most title companies have very little interest in dealing with investors but not Jim he embraces them. Were very fortunate to have him available for this meeting. IF YOU KNOW HOW TO CASH OUT OF PROPERTY YOU CAN MAKE $10,000 PER DEAL ALL DAY LONG
Let’s face it, if you want to make money in real estate you need to learn how to cash out properties. It’s a simple as that. The vast majority of people do not have cash in the bank to buy a house and are not gonna walk up to you with money falling out of their pockets.

EVERYTHING IN LENDING HAS CHANGED….
However, if you understand how the lending process works and what the rules are you can certainly send somebody to a lender and have them cash you out. That’s the good news. The bad news is everything has changed. The government in their typical after-the-fact knee-jerk reaction fashion has changed all the rules as to what can be done regarding home loans. Do you know the rules? If somebody told you that they would give you $10,000 to learn the rules would you be interested? I’ll bet you would. And people all day every day are making that much and more on houses that they have picked up fixed and resold because they now know the new rules of the game.

YOU MAKE MORE MONEY WHEN THERE’S LESS COMPETITION…. And right now there’s less competition. Oddly enough while all the lemmings were running across the ledge together in screaming as they fell into the ocean some of us were going the other direction. Right now there are the least amount of investors out there as we have ever seen. There are unbelievable deals to be had by people who can put the pieces together. Can you? Yes you can! All day… every day…. but only if you learn and ….TRY!  Find a good property at a discount fix it and resell it still works, always has worked, and always will work. Doesn’t matter what happens people will buy a house that is priced right in a good neighborhood. That will never change. Never….ever.
